Reservation Deposit - Greater of $750 or 50 percent of rental charge, except for Christmas when deposit is 50 percent and nonrefundable.   Deposit due within 5 days of reservation.

Full Payment - within 60 days of arrival (90 days if stay over 7 days).

Note: maid service is weekly; extra charge for more frequent maid service.

Cancellation Fees - 60 days before arrival: No penalty
           Less than 60 days: Full Payment, unless unit is rented, and then rent received will be refunded.
           However, for stays over 7 days, cancellation deadline is 90 days before arrival.
           Stays of 14 days or over, deposit is nonrefundable.

VISA and Mastercard accepted (although we prefer check).

Christmas/New Years: Special rates Dec. 19th through Jan. 7th, $350/night ($2,725.63 with taxes/week - no free 7th night) because of very high demand.  Worth every penny though.  You have not fully experienced Christmas Eve until you have attended a Hawaiian Christian church service (our favorite is Imola Church in Waimea with its koa wood interior), and there is nothing like calling your family and friends from underneath your umbrella at Hapuna Beach on Christmas Day with the sound of the waves in the background.

Driving directions from Kona Keahole Airport:  Turn left at light out of airport access road, drive north, on Highway 19 (Queen "K" Highway) about 18 miles.   Turn left into Waikoloa Beach Resort Road (well marked entrance).  Turn right at third stop sign (Keana Place).  (You will have gone past King's Shops on the right and Waikoloa Marriott Hotel on the left.  If you come to the Hilton you have gone too far.)  Turn right again immediately into Vista Waikoloa entrance.  Use gate code for entrance gate.  Go up drive, ends in a "T", the community building with the front desk will be on your left.  If after hours, key to condo will be in night box next to front door of the community building.
